If your complaint cannot be resolved through our internal process, you may be entitled to refer the matter to The Property Ombudsman for an independent review.
Lettings Fees & Permitted Payments
Valore Estates is committed to being transparent about the fees and charges associated with our lettings services. Details of our landlord fees and any payments that may lawfully be required from tenants are available below. All tenant payments are handled strictly in accordance with the Tenant Fees Act 2019 and applicable UK legislation.
Standard Tenancy Deposits
Long-Let Tenancy (Rent under £50,000 PA): Equivalent to 5 weeks' rent.
Long-Let Tenancy (Rent £50,000+ PA): Equivalent to 6 weeks' rent.
Short-Let Tenancy: £700 or equivalent to 1 week's rent (whichever is greater).
Permitted Tenant Fees & Default Charges
Tenancy Changes: Contract variation, novation, amendment, or change of occupant at the tenant’s request within an existing tenancy — £50 (inc. VAT).
Late Rent Interest: Default fee of interest on late rent if rent is more than 14 days overdue — 3% above the Bank of England base rate.
Lost Keys / Security Devices: Default fee for lost keys or other respective security devices — Actual cost of replacement.
Non-Assured Shorthold Tenancies (ASTs) & Non-Licences
Tenant Fee: £250 per person (Inc. VAT).
This is a fixed-cost fee that covers administrative works depending on individual circumstances, including viewings, negotiating the tenancy, verifying references, undertaking Right to Rent checks, and drawing up contracts. It is charged per individual—not per tenancy. The charge will not exceed £250 inc. VAT per individual and applies only to the first four individuals entering into the tenancy.

Valore Estates is a member of The Property Ombudsman (TPO), providing our customers with access to an independent, government-approved redress service where a complaint cannot be resolved through our internal complaints procedure.
